Over the course of many years, potential clients have raised questions concerning the advantage of the Design-Build Process. With the more traditional project delivery, the owner hires an Architect/Designer under a contractual agreement for approximately 5-8% of the total estimated contract cost. The Architect/Designer design is then submitted to multiple General Contractors for the lowest bid. This process creates two separate trails of accountability and makes the owner, rather than the designer, responsible to the General Contractor for ensuring appropriate specification and design. This can create a potentially adversarial relationship. The Design-Build Process eliminates this unnecessary conflict. The following flow chart represents our approach to building in a more integrated and customer-friendly way.

With design-build delivery, the Design-Builder warrants to the owner single-source accountability for meeting all design specifications, as well as project construction, including delivery dates and budgets. Costly and time-consuming redesigns, with their associated change orders, are eliminated.
